We price inspections by the square footage of the home to ensure fairness and accuracy for every client.

Homes 2,000 sq. ft. or less

= $297

Homes 2,001 – 3,000 sq. ft.

= $337

Homes 3,001 – 4,000 sq. ft.

= $397

Homes 4,001 – 5,000 sq. ft.

= $497

 

Reinspection ( within 25 miles of Columbus, OH ) = $150 per reinspection.

The inspector is responsible only for visually checking the specific repaired components or conditions to see if any visible deficiencies remain.

What’s Included in a Standard Inspection?

Our inspections are performed according to the Ohio Administrative Code (OAC 1301:17-1-17) and the standards described in the Residential Inspection Agreement. This includes a non-invasive, visual evaluation of the following accessible areas:

1. Structure & foundation
2. Roof & exterior
3. Attic & insulation (if accessible)
4. Electrical, plumbing, & HVAC systems
5. Built-in appliances
6. Interior rooms, doors, windows, floors, ceilings, and walls

Because the inspection is non-invasive, we do not move furniture, open sealed areas, or perform destructive testing.
